One of the largest remaining assemblages in Acadiana's established Broussard corridor. Property is currently zoned residential but owner is in the process of re-zoning to Industrial.

This ±153.89-acre tract at 100 Blk Wellhead Rd sits just southeast of the new US 90 / Ambassador Caffery interchange (future I-49 South), surrounded by established oilfield service, fabrication, and distribution operations. The site offers multiple access points: direct entry off Wellhead Rd, a second access to LA 182 via Lakeview Rd, and a proposed third connection via Mayor Charles Langlinais Ln, currently under review with the City of Broussard. A rail line runs along the eastern boundary, offering potential rail-served use subject to buyer due diligence.

Master planning for an industrial development is underway in anticipation of a successful re-zone to industrial, and early conversations with the City of Broussard are in progress; portions of the site are already cleared and rough-graded. The acreage suits a multi-phase industrial park, manufacturing, distribution and logistics, outdoor storage and laydown yards, fabrication yards, or an owner-user campus, making it a strong fit for developers, investors, and end users who need scale in one of the region's most active industrial markets.
