Position your business in one of New Orleans' most centrally located commercial corridors. Situated at 520 City Park Avenue, this unique 350-square-foot commercial building offers outstanding visibility and easy access just minutes from City Park, Delgado Community College, Bayou St. John, and the I-10 corridor.

For more than a decade, the property operated as a beloved neighborhood snowball stand, establishing itself as a recognizable destination within the community. Constructed in 2011, the building features central air conditioning, a metal roof, an ADA-accessible entrance ramp, a dedicated employee restroom, and a convenient walk-up service window. A spacious outdoor courtyard provides additional flexibility for customer seating, events, or outdoor retail displays.

The property's HUMU (Historic Urban Mixed-Use) zoning allows for a wide variety of commercial uses, making it an excellent opportunity for a coffee shop, café, ice cream or dessert concept, juice or smoothie bar, boutique retail, office, personal services, specialty food vendor, or other neighborhood-oriented business.

With exceptional accessibility and proximity to some of the city's most frequented destinations, this property offers an outstanding opportunity for entrepreneurs seeking a highly visible location in the heart of New Orleans.
