An industrially zoned tract running from LA 46 to the Mississippi River in Chalmette. It has about 77 feet of highway frontage and upland on the protected side of the levee, and the parcel continues more than 1,500 feet to the river, including batture per the seller. Parish GIS shows the area zoned for industrial use, with I-1 Light Industrial and I-2 Heavy Industrial districts on and around the site. That fits contractor yards, equipment and materials storage, laydown, and industrial service operations. The site is a short drive from Chalmette Refining and the Louisiana International Terminal site in Violet.

The batture lies on the river side of the levee, in flood zone AE, and is subject to the levee servitude. Any use or improvement there requires levee district and U.S. Army Corps of Engineers approval.

The seller currently rents RV spaces; all RVs are tenant-owned. Under the parish zoning code, RV parks are a conditional use only in A-1 and SA districts, and RV parks inside the levee protection system require at least three acres. Buyers should not rely on RV income or assume the use can continue, and should verify with St. Bernard Parish.

The adjoining 1932 DiCarlo Dr is also for sale by a different owner. The two can be bought separately or together, under separate purchase agreements.
