The subject property consists of an 8,037 sf office/aircraft storage hangar located within the Shreveport Downtown Airport. The property is located in the City of Shreveport and the Parish of Bossier due to the shifting of the Red River. Hangar #118 is along the south end of the airport, just south of the control tower. The construction of the subject property is steel beam and metal siding. 

The aircraft hangar is an estimated 2,013 sf.  and is served by one electric overhead door, and two manually operated sliding bay doors that allow for an estimated 20' clearance. The hangar area includes concrete floor, exposed beams walls and ceilings. The office area consists of two stories containing an estimated 6,024 sf. The office is good quality and includes primarily carpet flooring, painted/textured gypsum board walls on wood studs and suspended acoustical tile ceilings with recessed fluorescent lighting, along with central heating/cooling. The subject site contains 15,000 sf., with an estimated 5,500 sf. of concrete paved parking, as well as an estimated 2,200 sf. of parking apron. 

All lands within the confines of the Shreveport Downtown Airport are owned and controlled by the Shreveport Airport Authority, as well as the Federal Aviation Authority. The privately owned hangars included ground leases with the Authority and as such, only the improvements are privately owned.

Shreveport Downtown Airport (DTN) is a general aviation/reliever airport located five minutes away from the Shreveport Downtown Business District. Flights from the downtown airport began in 1929 with Delta Air Lines. Construction for the original terminal building began in 1930, with the official opening and dedication taking place in June, 1931. In July, 1971, the current terminal building was dedicated and opened for business. The Downtown Airport offers two runways, Runway 14/32, measuring 5,017 feet long by 150 feet wide and Runway 5/23 measures 4,198 feet long by 75 feet wide.
