"Thinking outside the box" is her practice methodology for her client in a market where its inventory is shrinking due to Historic Restorations and Tax Credit incentives. With virtually no new commercial construction since 1992 the GO ZONE Act of 2005-Post Katrina assisted the City of New Orleans to begin again with Federal assistance in multi-family development, and sporadic garden style and retail commercial activities. Once again,in 2010, Federal assistance in our Urban areas under the Obama Administration has created a new industry of redevelopment and re-purposing of our historic non-conforming properties.

However, no new Class A Highrises will be built. due to our geographic and financial instabilities. For this reason, tenants have very little to no choices. Unfortunately, tenants presume their lease is not negotiable and accept the terms and conditions presented to them with out conflict free representation or current market knowledge. This does not happen in other Regional communities where conflict free Tenant Brokerage is a natural part of the business commercial real estate process.

Practice Methodology:

Maria specializes in representing the office Tenant or the general commercial client with their market needs assessment, market analysis, site tours, site selection, proposals, lease negotiations, re-negotiations, renewals, renovations and the entire move-in process These tasks are satisfied through working in conjunction with the client's corporate staff and their in-house real estate departments. Maria has worked with national Corporate Services Brokers like CRESA, ITRA-Global, Exis Global Partners, The Studley Group and Newmark Knight Frank/G&E, Independant Tenant Rep Firms and Statewide Listing Brokerage Agencies all through market knowledge drawn from over 2 decades of experience. Maria has represented national, regional and local companies with their office space and general commercial needs throughout Metropolitan New Orleans, Metairie, Kenner, Mandeville, Covington, Houma, Baton Rouge, Lafayette, Alexandria, Lake Charles, Shreveport and markets in Mississippi.
