Originally built in 1937 for use as L. E. Rabouin Vocational High School, the property contains 57,732 SF, in a three (3)-story, historic building situated on a ± 1.34 acre, rectangular shaped, interior parcel. The 1st floor has 21,712 SF; 2nd floor has 18,010 SF; the 3rd floor has 18,010 SF. The basement has 5,688 SF and is not included in total SF.

The property is zoned CBD-5, Urban Core Downtown Neighborhood Lower Intensity Mixed-Use District, and is also situated within a Mandatory Inclusionary Zoning (MIZ) Sub-District. The sale is subject to a use agreement for a ±6,500 SF (±46’ x 141’) rectangular shaped portion of the site fronting Baronne Street currently utilized by the Downtown Development District (DDD) as a pocket park known as the “Legacy Park”.

The auction shall be conducted at 11:00 AM, Wednesday, October 8, 2025, at the OPSB Headquarters, 2401 Westbend Parkway, New Orleans, Louisiana 70114. OPSB reserves the right to withdraw any property at any time.

The Orleans Parish School Board cannot impose a minimum bid amount at a third auction offering. It may, however, reject insufficient offers and is not required to accept the highest bid at the third offering. The method of sale does not limit the school board’s discretion at the third offering, and it may choose to withdraw the property and not offer it a third time. The winning bidder must close on or before sixty (60) days from the auction date.
