The subject property is along the south side of Carroll Street, just east of Youree Drive in southeast Shreveport. The property was originally developed as a recreational/training facility for the Broadmoor YMCA. The age of the property is uncertain, but it is anticipated to have been developed in the late 1960s.

There are two detached buildings with a gross area of 18,107 square feet, with 16,283 square feet in the primary facility and a detached weight room with 1,824 square feet. The primary building is masonry block and steel framing on a slab foundation. The roof was updated to a TPO roof in April 2025. The interior includes offices, an exercise area, a daycare, a full-court basketball gym, and locker rooms. The interior finish includes vinyl tile in open hallways, carpet in offices and exercise rooms, along with wood in the gymnasium. The locker rooms include ceramic tile and carpet. The walls are primarily painted masonry block, with some painted gypsum board on wood studs for offices and restrooms. There are two restrooms, as well as two large locker rooms that include lockers, dressing area, restroom, showers, and steam rooms. The detached weight room is a masonry block with steel framing on a slab foundation and flat roof. The interior is essentially one open room, with a small storage room. The flooring is concrete with rubber mats, painted masonry block and suspended acoustic tile with recessed fluorescent lighting. The site includes a six (6) lane in-ground swimming pool, recreational fields with batting cages, and concrete paved parking/drives. Landscaping includes scattered trees and maintained grasses. The pool and recreational fields are fully enclosed with chain-link fencing. The pool is a 25-meter, 6-lane pool that goes from a 3ft shallow end to an 11ft deep end. It has attachments for starting blocks on both ends. It is a chlorine pool with 4x 900lb sand filters with a new pump. The indoor pool is 4ft deep and is 38ft x 18ft with a salt cell and pool heater all of which are approximately 5 years old.
