This 7.3 acre site has been used as an industrial gas distribution facility, and the M-2 Zoning will allow a number of permitted uses, including assembly, storage, and distribution.  The 22,400 square feet of building improvements include two (2) dock height buildings and one (1) grade level building. The 2 dock height  buildings can either be adapted (combined they are estimated to be 18,200 square feet) or demolished allowing for new development. If a use for the property would require more traditional storage, the grade level building (estimated to be 4,200 square feet) is newer and could be immediately utilized. This site had a retention pond on the east side of the property and is evidenced in the survey's included in the attachments. This pond has been filled in and that area of the site leveled and graded.

The property location can be accessed from either US Highways 190 or 11, and is also easily accessible to Interstates 10, 12 and 59.
