The Schexnayder Tract includes approximately 790 acres in Donaldsonville, Louisiana. Located in Ascension Parish’s established industrial corridor, the property is approximately one mile from CF Industries and within 5–7 miles of major RiverPlex developments, including Hyundai Steel, Blue Point One and Linde.

A Union Pacific rail line follows the northern edge of the tract, and an approximately 6,000-foot on-site rail spur has previously been studied. Both studied alignments for the proposed LA 3127 extension cross the property, creating the potential for future highway frontage and access.

Mapped infrastructure near the site includes 230 kV electrical transmission, 20-inch and 8-inch natural gas lines, a 24-inch carbon dioxide pipeline and nearby water service.
